Epitome of Title
...tome of Title is required to be produced to provide a chronological record of the dispositions of the property for unregistered land. The Epitome must commence with a good root of title being a minimum of 15 years prior to the date the Epitome is being prepared. The root of title must be a deed dealing with the whole legal and equitable estate such as a Conveyance on sale or an Assent. The use of a Deed of Gift is not now acceptable as a good root of title without a Declaration of Solvency. Particular attention needs to be paid to photocopying each document and carefully copying and colouring plans, numbering each document so that it is easily identifiable on the Epitome. There should also be a clear Land Charge Search against the parties to the root document, which is recited as the first entry in the Epitome. The Epitome front sheet takes the form of a chronological schedule, detailing from the root documents to the present sellers of the property, all dispositions of the land. Each document is photocopied and numbered and the relevant details for the date of the document, the full names of each party and whether the document is to be handed to the buyer on completion, are completed on the Epitome front sheet.
